Arizona:

Paradise Ridge

Phoenix, Arizona. Paradise Ridge is a 2,200-acre master planned community located in the prestigious Northeast Phoenix/Scottsdale area and within the most strategic growth corridor of metropolitan Phoenix. The Paradise Ridge Master Plan was created by Landmark and approved on January 17, 1996 by the Phoenix City Council in conformance with the submittal requirements of a Planned Community District. The development philosophy of Paradise Ridge is intended to establish two non-competing types of development geographically separated by the Pima Freeway.

North of the proposed Pima Freeway, Paradise Ridge will be developed as a moderately up-scale, gate-guarded residential community, oriented to a high-quality private golf and county club with 36 holes of championship golf and related amenities. There will be three strategically located commercial/mixed use sites on the prestigious Scottsdale Road.

South of the Pima Freeway, development will present extraordinary commercial opportunities on 4 sites totaling 211 acres that is zoned for uses that will permit traditional retail uses, specialty retail, entertainment, recreation, resort/convention center, a hotel and employment uses. The housing products south of the Pima Freeway will be more affordable and marketed to home buyers desirous of locating near the significant employment centers within or adjacent to Paradise Ridge. The Paradise Ridge property south of the freeway is contiguous to the 1,500-acre Reach 11 recreation area. A variety of resort and residential needs will be satisfied within Reach 11, including resort and public golf, wild life/nature areas, multi-use trails, equestrian activities, picnic areas, campgrounds and youth activities.
